If You Want to Check Out New Homes, Check With Your Local Real Estate Agency

So, if you are ready to look for new homes, the first stop you want to make is at your local real estate agency. Real estate agents can allow you to look through their catalogs to see their listings. You many find new homes that require further investigation, but if not, try another agency.

Once you have picked a few new homes to look at, the real estate agent will take you out to look at the homes. You will need to know what kinds of warranties the home has regarding the heating and the cooling, the water system and the hot water heater, and even the septic system. If those features not work properly, you could send a lot of money on repairs unless there is something built into the contract to cover them. And do not forget the roof and the windows; nothing in the new home has been properly tested yet. Be sure that you take potential problems into consideration. Any part of the new home that does not work properly will need to be fixed and you may not find the problems until you have lived in the home for a few months.

If your new home is part of a housing development, get a listing of the rules and regulations for that area. They may have distinct codes for any changes you make to your new home. In fact, they may not like Christmas decorations, or they may require that any Christmas lights used must be white instead of colored. You do not want to wait until you are putting up your flag pole in the front yard to learn that you are not allowed to have a flag pole. At that point, it is a little too late and you are probably not going to be able to do anything about it, the housing committee probably will not change their mind.

Check out the new neighborhood, finding out that the neighbors are on the neighborhood watch list after you move in is not conducive to a happy home. If you have children you need to know how close you are to the local school. Learn how the local school system measures up to what you expect for your children and do not forget to check the felony listing in your town, see who is living down the block, before your kids start walking to school. If you are religious, you will want to know about the local churches and where you can find them. Do some research on your neighborhood, you may be spending several years of your life here in your new home, and you want them to be happy years.

There are great benefits to working with a realtor when buying and holding a home. There are inspections and codes that must be taken care of and you do not want to purchase a new home that does not have the appropriate certification. Somewhere down the line it will catch up and if the home has been sold, it may catch up with you.
