Simply put, the land of investment property is real estate that you invest your money into with the hopes of seeing a return on your money. The real estate industry is an extremely lucrative one. If you are looking to get into real estate or simply have some extra money to invest, think about starting in investment property. While it can be any type of property that you are hoping to see a return from, there are a couple great examples of investment property that seem to be some of the most popular.

The first of which is rental property. Rental property is an excellent investment property because it can provide a great return each and every month that you own it. You could find a rental property for $50,000 and then rent it out for upwards of $400 a month depending on the area the investment property is located in. While $400 may not seem that much each month, it will probably make the payment on the property, and you have the added benefit of retaining the value of the investment property itself. That can help you get other properties or personal loans.

Another great type of investment properties are the houses you can buy for lower prices, and then flip them, or in other words, fix whatever cosmetic or minor problems it may have, redecorate a little, and then resell the property for much more than you originally paid for it. One thing to remember when buying houses for the purpose of flipping them; you want to have the property thoroughly inspected before buying. The reason for this is that while a house could look great on the inside and outside, there could be hidden problems that could end up costing a great deal of money to fix. When a house has structural problems, hidden water or termite damage, they can be so expensive to fix that you would not be able to make any money when you resell it. That is IF you can resell a house like that. So a word to the wise; be careful.  While you won’t retain value of the property once you have sold it to someone else, you could stand to make tens of thousands of dollars when you flip a house and resell it. A great way to find good deals on investment properties is by utilizing government foreclosures. These are properties in which the person who previously owned the property failed to pay their taxes. If this goes on long enough, the government may seize the property and then resell it. Many of these properties can be purchased for only what is owed in taxes or much less than what the property is actually worth. This makes it even easier to purchase more than one property. When you have more than one investment property you could use some as rental property and you could use a few for the purpose of flipping and reselling. You could even use one as a vacation home!
