Some Important Things To Consider Before You Buy

What do you plan to do before you buy a house? It’s very easy to get caught up in the excitement and promise of owning your own house, decorating it your own way, barbequing in your own yard, sleeping under your own roof. These are great feelings, and a really good way to motivate yourself toward a goal, but there is some planning and researching that you will need to settle into before buying a home. It’s a huge step, and a responsible, necessary one, but you can make it much easier by being prepared and studying up.

First, you will want to consider getting a pre-approval status from the bank or a competing lender. Go with the rates and down payment terms that you feel are the fairest or cheapest, but be sure that your lender is accredited and has a good, solid foundation and reputation. Once you have this set limit to go off of, you can begin planning for the hands-on aspects of the home buying process.

Next, the realtor that you choose will be the buffer between you are everybody else involved in the sale, including the bank, the current home owner, inspectors, and the like. You shouldn’t be sheltered from any facts or details when buying a home, however, so find a real estate agent who takes the times to explain each aspect of the buying process to you. You want the agent who calls at 6 am to tell you that there’s another offer on the house. That’s the one who knows how important this process is to you.

Also, keep working and reworking your budget. Being pre-approved for a certain amount of money does not necessarily mean that you can comfortably afford it. There are expenses that the bank doesn’t ask about when figuring your debt-to-income ratio, such as dining out, the opera, habitual sports events, and the other things that make your life enjoyable to you. If you can’t swing the mortgage and the lifestyle that you enjoy, come down on your maximum home-buying budget.

Once you have gone through all of these preparations, and are ready to start looking for your next home, remember that cosmetics shouldn’t play a major role in your decision. Try using your imagination for the overall feel of the house once you have painted and decorated, and pay closer attention to the bones, mechanics, and location of the home. This is where your confidence should lie in the end.
